Seller's Account Terms & Conditions

This website is available for property owners and licensed real estate agents to post properties for sale.  There is not a limit on the number of listings that you may post.  All Seller Accounts must be approved.  Click Here to download the form to submit for approval.  By placing a property on the website you are certifying that you have a legal right to sell the property either as the owner or a licensed real estate agent with an active listing agreement in place for that property.  You are responsible for the accuracy and content of your listings and agree to hold Panhandle Real Estate, Inc. harmless from any liability.  You agree to pay Panhandle Real Estate, Inc. a referral commission of 0.5% of the final sales price of each listing sold through this website. The website is to be used to sell real estate and may not be used for personal promotion or to promote another business or website.  Links to outside websites are not permitted.  Panhandle Real Estate, Inc. reserves the right to remove any listing containing false or misleading information and to cancel the membership of any seller found violating the terms and conditions.

Online Bidding Terms & Conditions

By registering and submitting an online bid you are agreeing to purchase the subject property at the price that you enter plus the Buyer's Premium listed for that property.

Example:          Bid Amount                  $100,000.00

                        10% Buyer's Premium    $10,000.00

                        Total Amount Due     $110,000.00              

Upon notification, the winning bidder will be required to execute a Purchase Agreement, and submit a 5% Bidder's Deposit at that time.

Any person refusing to execute a Purchase Agreement or submit the required Bidder's Deposit will not be allowed to participate in any future auctions. 

You must be at least 18 years of age to place a bid.

If you intend to obtain financing on the subject property, you will be required to submit a letter of qualification from your lender with the Purchase Agreement.

The property is being sold subject to the Seller's acceptance of a bid.

 
Panhandle Real Estate, Inc. highly recommends that you, or your representative, view and inspect the property prior to submitting a Bid.  All property is being sold "As-Is" "Where-Is".  You have the right to inspect the property.  The only guarantee from the seller is a valid, good and marketable title to the property.  Neither the seller nor Panhandle Real Estate, Inc is giving any warranties other than the seller’s title warranty. The property is being sold subject to all easements, covenants, conditions, zoning, and any other existing matters.

Closing will be within the next 30 days unless additional time is required for court or lien holder approval. Taxes will be prorated as of the closing date.  The Seller will not pay any of the Buyer's closing costs.
